Lastro: R$ 85 million Series A led by Prosus Ventures

An AI assistant that handles buyers and tenants over WhatsApp raises USD 16 million; in our reading, the capital pays for the channel and the conversion metric, not the model architecture.

Lastro, the Brazilian artificial intelligence platform for real estate agencies, announced on 30 September 2025 an R$ 85 million (USD 16 million) Series A led by Prosus Ventures. It matters because it is an institutional-size round for vertical real estate software in the region, and because the product lives in WhatsApp, the channel through which much of the commercial conversation around housing in Brazil takes place.

The transaction

Prosus Ventures leads the Series A; FJ Labs, Endeavor Scale-Up Ventures, Canary, QED and 1Sharpe Ventures participate. The valuation was not disclosed. With this round, Lastro has raised USD 20 million since its founding in 2021 by Allan Paladino and José Thomaz Pereira. Stated use of proceeds: scale Lais, the company’s AI assistant, expand its capabilities for agencies, improve the user experience and add integrations.

Lais handles the first enquiries from buyers and tenants over WhatsApp, qualifies the contact and hands it to the agent, operating around the clock. The company reports conversion increases of up to 60% and a reduction in response time from six hours to 15 seconds. Lastro does not operate in Mexico.

Value drivers

Channel before product. Lastro does not ask the agency to change tools: it answers where the customer already is. In our reading, that is the entry barrier Prosus is paying for.

A conversion metric, not a usage metric. A conversion increase of up to 60% is a revenue figure for the agency, not a software adoption metric. It allows pricing by outcome and defending the margin.

Vertical data. Prosus Ventures, according to Startups.com.br, values a model trained on millions of sector conversations; in our reading, that corpus is the asset a general-purpose model cannot replicate without the same channel.

A syndicate of specialists. QED and FJ Labs bring fintech and marketplace experience; Canary and Endeavor, local presence; 1Sharpe, a real estate focus. In our reading, the composition reduces dependence on a single type of investor in later rounds.

Capital efficiency. USD 20 million raised since 2021, most of it in this round, indicates a seed stage executed with little capital before scaling.

What the market is signalling

For Mexico, where in our reading WhatsApp plays the same role in contact between brokers and clients, the signal is that institutional capital is available for vertical real estate software when the metric is conversion rather than user count. Mexican comparables in CRM and automation for brokerages, among them Pulppo, acquired by Habi in 2026, have a reference for round size and syndicate.

For strategic buyers and portals, the deal indicates that the conversational assistant is the layer that captures the contact before it reaches the portal. For founders, that a WhatsApp product with measurable results can raise a Series A led by a global fund without operating outside its home country.

G2’s reading for a mandate

A Series A mandate for vertical real estate software in Mexico is prepared with incremental conversion per agency as the main metric, with cohorts by channel and with a syndicate designed from the outset to combine a global lead investor, funds with a fintech thesis and at least one investor with a real estate focus. In our reading, the proprietary vertical data argument must be documented with the volume of conversations processed, not with the model architecture.

Duppla: USD 60 million in debt and equity led by Patria

Patria’s first venture investment in Colombia funds a rent-to-own platform that has already sold a portfolio to an institutional investor; in our reading, that precedent is worth more than any projection.
